Most of our clients have a line running, trucks at the dock and a shipping schedule to keep. They need more space or a reworked floor, and they cannot hand the building over for six months. This memo explains what we build, who we build for, how we price the work and how to start.
What we build
Ground-up warehouses and production buildings, additions to existing plants, pre-engineered metal buildings (PEMB) with rigid frames and standing-seam roofs, in-plant renovations such as new process rooms, mezzanines, office build-outs and loading dock expansions, plus the site work and foundations that go with them: equipment pads, trench drains, truck courts and utility extensions.
Who we build for
Manufacturers, warehouse and distribution operators, food and beverage processors, fleet and equipment shops, and companies leasing industrial space that need it fitted out. Our projects are commercial and industrial; we do not take on single-family homes.
We work across the Twin Cities metro and central Minnesota from our office in Maple Grove. See the industries we serve.
Building around a running plant
Before we mobilize, we walk the floor with your production lead and write a shutdown window plan: which areas are closed, for how long, and what stays live. Tie-ins to power, compressed air and sprinkler mains are scheduled into weekends or planned outages. Work zones get dust partitions and negative air where product is exposed, and every crew gets a site safety briefing that covers your forklift routes and lockout rules.
Shutdown windows, Phase 2 tie-in
| Work | Window | Status |
|---|---|---|
| Sprinkler main tie-in SW-01 | Sat 06:00–14:00 | Approved |
| 480V feeder cutover SW-02 | Sun 05:00–11:00 | Approved |
| Demo east wall panels SW-03 | Mon–Wed nights | In review |
| Compressed air loop SW-04 | Sat 06:00–12:00 | Draft |
Each window is signed off by your operations lead before work starts. If a window has to move, we reschedule the work, not your production.
How we price
Pricing comes in three steps, and you can stop after any of them. The first two are fixed fees, and the preconstruction fee is credited in full if you sign the construction contract with us.
| Step | What you get | Price |
|---|---|---|
| Site & Budget Review | Site walk, scope memo, budget within ±20%, schedule outline. 10 business days. | $2,500 |
| Preconstruction Agreement | Design coordination, subcontractor pricing, budget within ±10%, shutdown plan. Credited 100%. | from $9,500 |
| Construction | Lump Sum, or Cost Plus with a Guaranteed Maximum Price. Fee 4–6% of cost. | Per contract |
Quotes are held for 60 days. Material prices are moving quickly, so anything older is re-priced before a contract is signed. Read the full service and pricing details.
